Enforcement and Repairs Officer (Garages) (Homeownership Services)

6 months fixed term contract

Do you have the drive and inter personal skills to manage the councils garage portfolio across the borough .This is a diverse role which requires a wide range of skills as the role involves all aspects repairs and maintenance, large refurbishment projects, repossessions and void management.

We are recruiting for Enforcement and Repairs Officer for the Garages team to work in Homeownership Services based at Tooley Street, London SE1. The enforcement and repairs officer will be working as part of Exchequer Services to provide a high quality, customer focused service to our customers. Ensuring that we maximise the collection of income for the Council by ensuring that repairs are carried out, refurbishments and voids are managed effectively to reduce the loss of rental income.

You will work closely with the other teams within Homeownership Services and also internally across the Council including Asset Management in relation to resolving customer enquiries and improving the service to our customers.

You will require knowledge repairs and maintenance, contract and voids management as well as having a good understanding of all matters relating to Health and Safety and Fire Safety in non-residential properties.

This position offers the opportunity for valuable experience for staff wishing to take on a new challenge.

The key elements of the role are as follows:

• To develop proper enforcement procedures to ensure that garage tenants are complying with the terms of the non residential tenancy agreements.

• To be responsible for regular inspections and investigations as necessary.

• To develop procedures and processes to identify and manage breaches of the non residential tenancy agreements, including any necessary legal action. To develop community links to enable such procedures.

• To work to budgets and performance standards and targets.

• To plan and monitor the deployment of resources for all repairs and enforcement actions.

• To position the Council to maximise recharges for the rental of garages, underground car parks and other parking licence holder schemes as required, ensuring that the garages are in a good and lettable state of repair.
